Additions and add a levels, kitchens, baths, basements and floors. On a shore lot there is usually nowhere left to build out, so the room you need is the one you build up, and that is a structural job before it is a finish job.

Most jobs start before there is a drawing.

People call us at the stage where they know roughly what they want and have no idea what the house will allow. That conversation is part of the estimate. It is not a separate fee and it is not a sales visit.

We work out what is actually possible
Where the load is carried, what the ceiling height gives you, whether the wall you want gone is holding the roof up. On older shore housing stock the answer is often not the one you hoped for, and it is cheaper to hear it now than after demolition.
You get a scope and a schedule, in writing
What is included, what is not, and roughly when each part happens. Permitting and inspection are part of that timeline, and on an addition they are a real slice of it rather than a footnote.
Changes get priced before they get built
Once a wall is open you can finally see what is behind it, and plans change. That is normal. What is not normal is finding out what it cost on the final invoice.

You get a schedule with the estimate, and you are told when it moves.

For a kitchen, a bath or a basement, usually yes, with a dust wall and a plan for water and power. For an add-a-level, usually not for the period the roof is open. Which one you are looking at is worth settling at the estimate, because it changes what the job costs you in ways the invoice never shows.

Yes. Changes are normal, especially once a wall is open and you can finally see what is behind it. What matters is that a change is priced and agreed before it is built, not discovered on the final invoice.
