Building up when there is nowhere to build out
Point Pleasant Beach lots are old and narrow, and most of them are already built to the edges of what the setbacks allow. When a family needs another bedroom or a real primary suite, there is usually nowhere left to go but up. An add-a-level or a dormer starts as a structural job before it is a finish job: the existing foundation and framing have to be checked and, in most cases, reinforced to carry a new floor. That work happens first, and it happens with the roof open, which is the part homeowners tend to underestimate. We keep the house weathertight through that stretch, but it is still a live construction site over your head for a period, not a weekend project.
What actually sets the schedule on an addition
Two things move an addition faster or slower than the framing itself: permitting and inspection, and how much of the existing structure needs reinforcing once it is opened up. Point Pleasant Beach requires sign-off at several stages, scheduled around the town's inspectors, not around us.
